For three years my job has been watching people use AI design tools on real projects — where it goes smoothly, where they get stuck, and where they spend money they shouldn't have.The one I still think about: someone ordered an 86-inch sofa based on an AI render, waited six weeks, and then watched two movers spend forty minutes stuck on the third-floor landing before carrying it back down. It's a 1920s walk-up. The landing measures 44 inches on the diagonal.That changed how I work. I don't look at an AI render to see whether it's good anymore. Here's the reasoning behind the three that get questioned most.Main walkway: 30 in (76 cm)An adult walking straight through, without turning, needs roughly 22–24 inches — shoulder width plus a little room. Thirty is that number with everyday margin added: carrying something, passing another person, stepping around a chair leg.The upper figure comes from accessibility standards. The ADA requires 36 inches of clear width for circulation routes. Homes aren't bound by it, so residential practice generally treats 30 inches as the acceptable floor and 36 as the comfortable target.save pinTwenty-four inches isn't impassable. It just means pulling your shoulders in every single time. People adapt to that in two weeks, then live with it for ten years.Behind a dining chair: 36 in (91 cm)Pulling a chair back from the table takes 18–24 inches. Standing up and stepping clear takes another foot. That's 36.If someone also has to walk behind a seated guest, you need 42–48 inches. Those are the two standard figures used in both restaurant and residential planning.Beside a bed: 24–30 in (61–76 cm)This isn't the width to squeeze past. It's the room to stand and get dressed, or bend down and tuck in a sheet. Twenty-four works for one person. Thirty works when two people each have a side.The other four — sofa to coffee table, kitchen aisle, TV distance, rug margin — are intuitive enough that people rarely question them. They come from the same place: the space a body actually needs to walk, reach, and sit. Not taste. Which is why they don't change with style.Running a layout against all seven takes about fifteen minutes.How to Use AI to Design a Room: Three Ways to StartMost guides teach one path. People arrive with three different starting points.There are three ways to start designing a room with AI, and the right one depends on what you already have: a photo, a floor plan, or nothing. Most guides only teach the third, which is also the slowest.If You Have a Photo of the RoomFastest route. Upload, pick a style, and the tool restyles the space while holding the walls and proportions.How you shoot it matters. From a corner, at chest height — that gives the model the geometry it needs. From the doorway, flat against one wall, it doesn't, and the output often relocates your walls.Something I only noticed later: most photo tools hand back a JPG. It looks good, and then the next step dead-ends. I use AIHom now, which returns an editable 3D scene — same thirty seconds, but the difference is whether the rest of this process is available to you.If You Have a Floor PlanI skipped this route at first too; it sounded like work. It turns out to be the only one that produces something you can build against, because the dimensions come from the drawing instead of being inferred from a photo.A lot of people have one and don't know it. Renters, check your lease paperwork. Buyers, check your closing documents.If You Have Nothing YetMeasure. I've written a separate piece on how to measure a room for furniture. Four sets of numbers: wall lengths, ceiling height, doors, windows.One detail I've paid for: write down which way each door swings.I watched someone measure a wall perfectly, get cabinetry built to the millimeter, install it, and discover the bedroom door would only open halfway. The cabinet doors were sitting in the door's swing radius.save pinA door's swing occupies floor area. But it's invisible on a plan, so if you don't record it while measuring, you won't remember it later.Why AI Gets Room Layouts WrongIt understands whether the image looks good, not whether the room works.Every tool's marketing says the AI "understands traffic flow" and "knows how much space you need." Three years in, the line above is my conclusion.Those two goals conflict constantly. For the sake of composition it will narrow walkways, enlarge windows, move the ceiling light to a better-balanced spot, and erase outlets and switches.None of it is visible in the image. Nothing errors out. The picture just got prettier.The walkway is the one I check most and the one I've been burned by most. Twenty-four inches looks completely normal in a render — perspective and depth of field stretch that distance, and the eye can't tell 24 from 30 on a flat image.You won't catch it on day one. You'll catch it on day three hundred, when you notice you turn your shoulders every time.As for what you check it with — a generated image has no dimensions behind it. It's pixels, not geometry. This check simply cannot be performed inside an image generator.I only validate on platforms that hold real dimensions now. In Coohom the 2D plan and the 3D view are the same file — switching isn't a re-render, it's the same geometry shown two ways. Whether it's true is a different one.Buying Furniture From a RenderThe sofa in the picture doesn't have a size.Someone took an AI-generated living room and went looking for the sofa on Wayfair. Charcoal, three-seat, narrow arms, tapered legs — there are hundreds of listings matching that description. He picked the one that looked closest and added it to cart.When it arrived: the render's sofa scaled out to roughly 79 inches. The one that showed up was 91. That extra foot came straight out of the walkway — 22 inches between the sofa and the media console.He didn't pick wrong. The dimensions were right there on the product page. He just had nothing to check them against.It was a sofa-shaped object. No brand, no model, no width, depth, or height. Matching a real product against it means matching a real dimension against a feeling — and feelings aren't reliable at the one-foot scale.I do it backwards now: pick the real products first, write down width, depth and height (height is the one people skip), then place them in the layout at actual size. From product to plan, not plan to product.The catch is that this means redoing the layout and re-checking every clearance. Most people quit here and buy on instinct — which is how the story above happened. So I work from a model library where every piece carries its real dimensions. What you place is the product's actual volume, and swapping one recalculates the clearances with it.Will It Fit Through the Door — and Up the StairsThe door is the last obstacle, not the first.Back to the sofa from the opening. She measured the door. She didn't measure the stairs.Length doesn't decide whether it clears the door. It decides whether it clears the route. Before the door come stairs, corners, and hallways — fail any one of those and the door width is irrelevant.In older buildings the landing is where things stop. Measure the diagonal, not the stair width — the sofa pivots through at an angle, so the landing's diagonal is the space it actually has. Hers was 44 inches. An 86-inch sofa doesn't come down that at any angle.On doors — don't assume the width. US homes have three common interior door sizes:LocationDoor widthMain rooms30–32 in (76–81 cm)Secondary bedrooms, bathrooms28 in (71 cm)Closets, storage24 in (61 cm)The failures happen on the last two — someone measures the living room door and not the one the furniture has to pass through.A sofa clears a door if either of these is true:Depth < door width → carry it upright, straight throughHeight < door width → turn it on its side and pass it throughThree more places to check:Hallway corners — hallway width plus door width should roughly exceed the sofa's length. A tight L-shaped hallway stops things just like a landing doesElevators — if there is one, measure the cab corner to corner, floor to ceilingWhether the legs come off — most do, and that's another 4 to 6 inchesYou already recorded these when you measured. If they're in the plan, none of this needs a second trip. Five minutes total.Can AI Design a Room Around Furniture You Already Own?"I already own this stuff. How should it go in this room?"Every guide assumes an empty room and a clean slate. In three years, the question I've actually been asked most isn't "how do I design a new room." It's the one above.The fix isn't in the prompt. It's in the room planner — place the existing furniture into the plan at real dimensions first, so it physically occupies the space and the AI has to work around it.Someone moved from one one-bedroom to another, 12 × 16 ft living room. Every generation came back with the sideboard either gone or turned into something else.The reason is simple: in an image generator, a written description is a soft prompt. It gets overridden.You write "keep my sideboard," and the model reads it as a suggestion, not a constraint.So we changed the method. Sort everything into three tiers: must stay and can't move, must stay but can move, replaceable. Place the first two tiers into the plan at real dimensions first, and let the AI fill in around them.Now the existing pieces don't vanish. They're taking up actual volume — a geometric constraint, not a prompt.The final layout: sofa against the long wall, sideboard in the spot meant for a media console, desk at the window — and the armchair didn't make the move. Image generators reinterpret your photo — the result looks credible while wall lengths, window widths, and furniture scale have quietly shifted. For real dimensions the tool has to accept an uploaded floor plan or manual input, and produce 2D and 3D from the same data. The test is simple: can you measure the distance between two points? If not, it has pixels, not dimensions.Can I actually build the layout AI gives me?Use the style directly. Check the layout first. The seven clearances above are the floor, and the 30-inch main walkway is the one that fails most. Fifteen minutes to run them.Can AI recommend furniture I can actually buy?Some tools attach real product links. Two problems: the tool may sacrifice what you asked for in order to match something in its catalog, and prices, finishes, dimensions and stock all change. Treat AI suggestions as leads, not specifications. Check the dimensions on the product page before ordering.Will my sofa fit through the door?Depth or height under the door width clears it — length has nothing to do with the door. But check the route before the door: stairwell landings (measure the diagonal, not the stair width), hallway corners, and the elevator if there is one. Note that secondary bedroom doors are usually 28 inches and closet doors can be 24. Most sofa legs come off, which buys another 4 to 6 inches.Can I keep my existing furniture instead of replacing everything?Yes, but treat it as a constraint, not a request. Place each piece you're keeping into the plan at real dimensions so it occupies actual space, then let the AI work around it. Writing "keep my sofa" in a prompt gets overridden.How long does this take?About seventy minutes. Twenty of those are measuring, and that's the only part that requires leaving your computer. You measure the room once — every idea after that gets checked on the plan.Is AI going to replace interior designers?Wrong question. AI replaced the drawing, not the judgment. The real divide isn't between people and machines — it's between having dimensions and not having them. A beautiful image with no geometry behind it is equally unusable whoever made it.One Thing I've Changed My Mind AboutI used to think AI would make people less likely to buy the wrong thing.I now think the opposite is true.You used to be unsure, so you hesitated. You went to the store and sat on the thing. You laid a tape measure on the floor. Now you get a photorealistic image in thirty seconds where everything fits perfectly, and you order.The cost of imagining dropped to zero. Confidence rose with it. Verification didn't keep up.Every tool says "just upload a photo, no measuring needed." That comes with a condition: the moment you plan to spend money, something has to be measured.AI eliminated the drawing, not the measuring. The only question is whether you measure before you pay or during the return.The upside: do this once and you never measure the room again.
