AI floor planners split into two groups on exactly this point, and the split isn't visible until you try to edit something.Every AI floor planner starts the same way: it generates. You say "three bedrooms, 110 sqm," and a model draws you a layout.The difference is what happens after that.Most products on the market hand you the generated result and stop there. Zoom in on that image and you'll find corners where two walls don't actually meet. A label reading "3.2 m" that was never measured — it was drawn. A sofa that's a symbol rather than a piece of furniture with real dimensions. It stops being a picture and becomes a model.Why can't the generation step handle this?Because generation works by guessing. The model has seen an enormous number of floor plans. It knows roughly what a three-bedroom looks like, where bedrooms usually sit, where a kitchen tends to go. It uses that to draw you a plausible arrangement.How well it does that determines whether the layout looks good and makes sense. It doesn't determine whether the layout is correct.A generative model doesn't know a wall has thickness. It doesn't know two wall segments should meet at the corner. And it certainly doesn't know whether the "3.2 m" it wrote corresponds to the wall it drew — it wrote 3.2 m because floor plans have labels like that.Correction is the step that takes real geometric rules and verifies every one of those plausible-looking details.What's different afterwards?Drag a wall, and the dimension next to it updates on its own — because that number was always a computation, not a fixed string. Nearly every article concludes that AI floor plans are unreliable and you'll end up going to an architect anyway. That's true of the tools they tested — those tools really do stop after generating. It gets mistaken for a conclusion about the technology.I'm a product manager at Coohom and floor planning is what I work on, so read this with that in mind. I'm not going to rank products; I'd rather explain how to get good results, using ours as the example I actually know from the inside.Writing the inputIf I could give one piece of advice, this is it.How clearly you write your requirements directly determines how good the generated layout is, because your input is the only thing the model has to work from.A vague brief produces a vague layout. However clean the correction step is afterwards, all it can do is build that mediocre layout precisely. Correction makes a plan accurate. It doesn't make it good.What I see constantly: someone tosses in a one-line request the way they'd talk to a chatbot, gets something mediocre back, and concludes the model is weak.A weak input looks like this:3-bedroom apartment, 110 sqmNone of the information that matters is there. The system has to guess: is the footprint long and narrow or square? Which wall is the front door on? Which rooms need to be adjacent? How wide should the corridors be?It will guess, and it'll guess differently every time. Don't write "the kitchen should be near the living room" — near is something the system can neither satisfy nor violate, so it may as well not be there.Give sizes as ranges. "Master bedroom 14–17 sqm" leaves room to manoeuvre. "Master bedroom 15" pins it down, so the system has to take the difference from somewhere else — and that somewhere might be exactly what you cared about.Separate what can't move from what you'd like. Structural walls, the front door, a window that can't be touched — one group. Preferences — another group. It's that every line in the second one can be checked against the finished layout — it was either done or it wasn't. "Near" can't be checked. "Must connect" can. And if you can check it, you know whether the result is right.A floor planner that reads an existing drawing lets you skip the shape section entirely. Upload it, let the system recognise the walls, and lay out rooms inside that boundary. This route is usually easier, because the hardest part to describe is already given — it's how ours works.Checking what you get backThe first version will have something wrong with it. A room comes out too narrow, a door swings into a walkway, the storage you asked for has quietly vanished.That's normal, and it doesn't mean the model is weak. It means some of your requirements conflict, and something had to give.Four checks, in this order.1. Can you measure it? Pick any two points and see whether you get a number. If you don't, stop — the other three don't matter.2. Is the narrowest point wide enough? Measure the tightest spot on the main path, not the average. The average is always fine. The spot where the fridge won't fit through is the tightest spot.3. Is the furniture at real dimensions? A sofa symbol tells you nothing. Only a model built to an actual product's dimensions tells you whether it fits. A layout that works with a generic sofa and fails with the one you're actually buying is worse than no layout at all.4. Do the floor plan and the 3D agree? Change something in plan, switch to 3D, confirm it moved there too. If the two can fall out of sync, they're two files — and one of them will be wrong at the worst possible moment.save pinWhen a check fails, go back and fix the brief. Don't edit the drawing.Find the line in your requirements that caused the problem, change it, and generate again. The knock-on problems get resolved along with it.If you drag walls instead, you'll be chasing them one at a time: move this one and the room next door shrinks; put it back and the corridor narrows. That's exactly how a decent layout turns into a compromised one over the course of an afternoon.What it can't doMost articles end with "don't build from this." True, but not much use, because they never say where the line actually is.CanGive you a dimensioned plan you can measure, edit and verifyLay out furniture at real dimensions, so you know what fits before you buy anythingProduce the floor plan and the 3D from one dataset, so they can't contradict each otherExport a file the next person can open and work from, rather than a screenshotCan'tReplace permit documentation. Submissions need drawings stamped by a licensed professional in your jurisdiction.Judge structure. Which walls are load-bearing, whether a span works, what the foundations can take — none of that information exists in the model.Route services. Electrical, plumbing and HVAC is a separate discipline with its own rulebook.Confirm compliance. Egress, accessibility and zoning are code questions, and code is local.The short version: it settles the layout questions before you spend money or call anyone — what goes where, whether it fits, whether you can move through it. The questions it can't answer were always going to cost you a professional's fee.The only difference is whether you walk into that conversation with something you've verified, or with a sketch and a hope.FAQCan I build from an AI-generated floor plan? Not directly. It settles the design questions. Permit drawings, structural sign-off and service routing are three separate jobs that still need licensed professionals. But by the time you get there, a lot is already decided, and the conversation costs you far less.Why are the dimensions on my AI floor plan wrong? Because that tool handed you the generated result without correcting it. The numbers were drawn into the image and never computed from geometry. Easy to verify: drag a wall and watch the number. If it doesn't change, it was never real.I already have a floor plan. Can AI lay out rooms inside it? Yes, as long as the tool corrects rather than just generates. Upload the drawing, let the system recognise the walls, and lay out within that boundary. This usually beats generating from scratch, because the hardest part is already given.Is the furniture in an AI layout at real sizes? Depends on the tool. One that only generates gives you a symbol. One that corrects should give you a model at manufactured dimensions. This matters more than it sounds, because fit is the one thing you can't fix afterwards.How far can I get on a free plan? Far enough to settle most of the layout questions. The first limits you'll hit are usually export and rendering, not the design work itself.
